History of the House




The house is a large, three story colonial. The original section was built in the 1830s and the newer, larger section was built in 1885. The attached barn was probably built about 1790, predating the current house.

The house was used as the Newbury Town Farm from about 1885 to 1927. It is discussed in the "History of Newbury Vermont 1704-1902" and again in the "History of Newbury VT, 1900-1977 where an actual inventory (including values) of the tools, furnishings, and food on hand in 1894 is listed.

The house and barn were extensively remodeled in the late 1990s, with care taken to preserve the original character and re-expose the wide pine floors. Three 3-sided run-in buildings for farm animals were added in the past decade, and a 75 x 140 outdoor riding arena was added in 2004.

The standing seam roof on the house and barn was done in 1999, and a new well was drilled the same year. The house is heated with a combination wood/oil furnace with two soapstone wood fireplaces for extra warmth and atmosphere.

House Description

The house is three stories with eighteen rooms plus four bathrooms. Please come visit -- pictures and words are inadequate to portray the character of this house.

The older section has two stories: the ground floor offers a summer kitchen and a formal dining room, plus a bedroom and bathroom. The upstairs of the older section is a roomy apartment with separate entrance (as well it can be accessed via an interior doorway on the second floor).

The newer section is three stories high. The ground floor has a living room, an eat-in kitchen, library, bedroom, bathroom, and laundry room. The second floor has the master bedroom and bath, three medium sized rooms (currently used as offices and sewing room), and a family room. The third floor has three finished guest bedrooms and two partially finished rooms.

Barn and Outbuildings

The large post and beam 40' x 40' barn has a main floor with two horse stalls (and space for 2-3 more) and several chicken/bird cages with outside access to enclosed pens. It has second and third story haylofts with a capacity of about 2000 square bales.

The barn’s main floor has direct access to the house through the house's full basement.

Another building -- the former milk house from when this was a working dairy farm -- is used as a tool room, bird house, and feed room for other animals including our small herd of Nigerian Dwarf goats.

The three large run-in buildings, in the fields near the house, provide plenty of weather protection for the horses, sheep, and cows that reside on the property.

There is a gravity fed well on the hill that provides running water year round to the animals, currently flowing through four spigots.

Gardens



Extensive flowering perennials line the front approach to the house.







A variety of fruit trees grow in the small orchard in the rear of the house. Grapevines line the entrance to the fenced orchard and garden area. Very productive asparagus and rhubarb patches as well as blueberry, current, and raspberry bushes can be enjoyed every year. There is plenty of room to plant your choice of annual vegetables, too.

Hay Field

Eight acres dedicated as our hay field regularly produce two cuttings of hay for our horses and other farm animals. A local farmer cuts, bales, and stacks it in the barn. He has been providing fresh hay to fill the barn from other local fields when our winter needs are greater than what the field produces.

The barn has two upper lofts for hay storage. We usually put in over 1200 square bales and there is room for 2000 bales or more. This is the top loft, not even stacked to capacity.

Potential Uses






The house is currently used as a single-family home with the apartment occasionally occupied by guests. This apartment would be suitable for a live-in caretaker.

Another possible use of this house would be as a horse-oriented Bed and Breakfast. There exists a separate dining room to serve the guests and numerous small but comfortable rooms.
